Terms and Conditions

1) Check In Times are: On arrival between 4pm and 9pm unless by prior arrangement.

2) Check out Times are: On morning of departure between 7am – 10.00am rooms must be vacated by 10.00am

3) Payment terms: Appendix 1.
Deposits;
We do not have credit card processing equipment on the premises. Guests are requested to pay a 20% (of the total cost of the accommodation) as a non refundable deposit to secure your accommodation. This is payable via our secure online Pay pal account. When you book your accommodation on this website, you will automatically be redirected to our Pay pal account, where you can input your credit card details in a secure fashion and pay your deposit. Once your deposit has been paid, we will issue you with a confirmation of booking notice. (For guests who do not access to emails, we would require a deposit payment by cheque. Please contact us for further details on how to reserve your accommodation.

In exceptional circumstances, where a deposit payment is not made, before guests arrival, we would request that accommodation be paid for on arrival and in full, in cash please.

Rooms can be held for a minimum of 24hours without a deposit payment. If no deposit or prior arrangement with us has been made, all reserved rooms will be released back into the market place. Thereafter, we will be unable to guarantee that the dates you requested will be available.

Final payments:
Cleared deposit payments will be deducted from the final bill.
Final payments are made upon departure in Cash. Please make sure you have sufficient funds to meet your accommodation costs in cash.
We do not accept cheques for final payments and can not process credit cards on the premises for final payments. Please make sure you have adequate holiday insurance to cover you if you have to cancel your room.

3) Appendix 2.
Cancellation policy:
A minimum of 7 days notice is required for all cancellations. Any cancellation made without this minimum notice period will incur, a non return of deposit monies paid. If we are able to re-let the accommodation booked, we are happy to refund the deposit monies paid

4) A £5.00 refundable deposit is charged on safety deposit box keys. These facilities are provided for personal effects of our guests and taken entirely at your responsibility. We the management can not be held responsible for loss/theft or damage to personal effects which have not been deposited in the safety deposit boxes which must be locked at all times during your stay.

5) Please be aware at all times of other guests and try to keep noise to a minimum acceptable level.

6) Sadly as we are a licensed guest house we can not take children under the age of 18.

7) Due to the location of guest rooms being on the first floor, we have very limited disabled access.

8)Sorry we can not accept pets except guide dogs.

9) Guest Parking: Guest parking is provided at the front of the property adjoining Davis Road. Guests are advised that the parking is entirely at guest own risk. We the owners do not accept any liability or responsibility for guest vehicles or contents what so ever. Please do not block the foot path that runs in front of the property and the highway.

10) All breakages, damage, or items stolen or mislaid must be paid for.

11) This is a non smoking establishment. Guests Must Not smoke in any internal part of the building.
Smoking anywhere internally, will result in your immediate expulsion from the property & you will be liable for cleaning costs and loss of business to us by not being able to let the room/s. This charge will include the carpet and upholstery cleaning/fumigating and letting costs equal to the number of nights the room/s are unavailable to other guests.

12) Consumption of food and alcohol not purchased on the premises:

Evening Supper Trays and Alcohol are available for guests to purchase.
Please do not bring take away food on to the premises. See information on Supper Trays and alcohol in the guest presenter in your room or ask us for details. As we provide an Evening Supper Tray service, Guests are asked Not to consume take away meals or food purchased out side of the premises, on the premises.

Guests wishing to bring their own alcohol on to the premises are welcome to do so but be aware that we charge a Corkage fee equal to that of the cheapest bottle of alcohol on our wine list.

The management reserve the right to refuse to serve alcohol.

13) Please Note: By sending us an enquiry or booking accommodation with us, you will be included in our on going marketing program. From time to time we may send you a newsletter which may also contain details about special offers and discounts. If you do not wish to be included in this program please contact us and we will remove you from our contact list.

Please contact us for full details of our data protection policy covering credit cards/ personal information. This can be sent to you via an email, post.

We take customer care and service very seriously.
If you have a complaint or discrepancy please do speak to the management during your stay. Or if you feel unable to do this at the time, please contact us as soon as possible so that your complaint or discrepancy can be remedied.

Please note that by booking accommodation at this establishment, you hereby enter into a legally binding contract with us and are accepting the above terms and conditions here written as the terms and conditions of this contract.
