1) Check in: On day of arrival between 2pm and 9pm unless by prior arrangement.
2) Check out: On morning of departure between 7.30am - 10.30am rooms must be vacated by 10.30am
3) Deposit/Cancellation policy:
A 40% non refundable deposit is required, payable in advance. Refunds for cancelled rooms will be processed providing 48 hours notice is given prior to arrival. All other refunds will be at the discretion of the owners/managers.
4) A £5.00 refundable deposit is charged on safety deposit boxes Keys. These facilities are provided for personal effects of our guests and taken entirely at your responsibility. We the management can not be held responsible for loss/theft or damage to personal effects which have not been deposited in the safety deposit boxes and which must be been locked at all times during your stay.
5) For bookings made less than 24 hours of anticipated arrival rooms are expected to be paid in full and in advance of your arrival. (extras will be charged for upon your departure.)
6) Please be aware at all times of other guests and try to keep noise to a minimum acceptable level.
7)Sadly as we are a licensed guest house, we can not take children under the age of 18.
8) The management reserve the right to refuse to serve alcohol.
9) Due to the location of guest rooms being on the first floor, we have very limited disabled access.
10) Sorry we can not take pets except guide dogs.
11) Guest Parking: Guest parking is provided at the front of the property adjoining Davis Road. Guests are advised that the parking is entirely at guest own risk. We the owners do not accept any liability or responsibility for guest vehicles or contents what so ever.
12) All breakages, damage, or items stolen or mislaid must be paid for.
13) We do not accept booking for Hen or Stag parties.
14) This is a non smoking establishment. Guests are respectfully requested Not to smoke in any part of the building. (If found to be smoking in your room you may be asked to vacate the premises whereby a negotiated refund will be offered.) Smokers are welcome to use the rear garden.)
15) Consumption of alcohol Not purchased on the premises is Not permitted.
16) Guests are respectfully asked Not to consume take away meals or food purchased outside of the premises, on the premises. If you would like something to eat, outside of normal eating hours, please do ask. usually we will be happy to provide something for you to eat, for which there will be a charge.
17) We can only hold a room without a deposit for a minimum of 7 days from the date of enquiry. A reservation is deemed to be a confirmed booking with a deposit made.

We take customer care and service very seriously. If you have a complaint or discrepancy please do speak to the management during your stay. Or if you feel unable to do this at the time, please do contact us as soon as possible so that this can be remedied.
